House, Kitchen and Bathroom Renovations in Wairarapa
A renovation brings the home you already have up to date: a new kitchen, a new bathroom, or a whole house reworked room by room. Our qualified builders renovate homes across the Wairarapa and Tararua Region, from modern houses to older villas.

House renovations
A whole-house renovation can change how a home works without changing its footprint: new linings, joinery and storage, rooms opened up or put to a different use, and the finishes brought up to date. Where a renovation grows into new rooms, our alterations and additions page covers that work.
Every renovation starts with the house as it is. We look at what you want to change, what has to stay, and how the existing structure is put together, then plan the work around it, collaborating with architects and designers where the job needs drawings.
Built-in detail is often what makes a renovated room work: a window seat with storage under a lift-up lid, open shelving in a scullery, or original panelling restored rather than replaced.

Kitchen renovations
A kitchen renovation can be as simple as new cabinetry, benchtops and a splashback in the same layout, or as big as moving the kitchen to another part of the house. Remodelling a kitchen within the same space, with the sink left where it is, is one of building.govt.nz's examples of plumbing work that needs no building consent when an authorised person does it. Moving walls or changing the structure is a bigger job and can need one, and adding a sanitary fixture that was not there before, such as a second sink, needs one.
Kitchens bring in other trades. The Plumbers, Gasfitters and Drainlayers Board advises homeowners to make sure anyone doing plumbing, gasfitting or drainlaying work is licensed to do it, and to check that their practising licence is current. For most gasfitting work, such as installing a gas hob or moving gas pipes, you must be given a signed gasfitting certificate when the work is done.

Bathroom renovations
A bathroom renovation usually means new fixtures, linings and finishes, and often a better layout. Building.govt.nz's examples show where the consent line falls. Repositioning or replacing the bath, shower, basin or toilet within an existing bathroom needs no building consent when an authorised person does the plumbing, and nor does replacing a vanity with a comparable one in the same position.
Adding fixtures is different. A new ensuite with its own shower, basin and toilet needs a building consent, because the house ends up with more sanitary fixtures than before. Plumbing work that could affect structural elements such as floor joists or wall framing may need a consent as well.

Villa restoration
Villa restoration is one of the four kinds of work on our own site signs, alongside new homes, kitset homes and alterations. Restoring an older villa means keeping the things that give it its character while dealing with what age has done to it.
Weatherboards, joinery, framing and linings can all need attention once a villa is opened up, and the right approach is decided by what is found. A restoration is also the natural time to add insulation while the walls and ceilings are open, though insulating the outside walls needs a building consent.

A recent renovation: a villa at Glenburn
On the Wairarapa coast at Glenburn, our team is renovating a villa from the inside out. The first stage reconfigured the whole interior, replaced the windows and doors, and made the porch roof line bigger. The original timber floors have been rejuvenated and new tiling laid, the drainage upgraded, and a new concrete pad poured for an emergency generator installed by an electrician. A new deck and verandah are underway, a large new kitchen is planned, and a second storey is to follow.
The rooms below are from that job: original floors brought back, panelling kept and painted, and new glazed doors opening the house to the sea.

Consents and licensed builders for renovations
Much of a renovation needs no building consent. Replacing or altering a home's internal linings and its wall, ceiling and floor finishes is exempt, although linings often provide bracing and fire resistance, so building.govt.nz recommends advice from a qualified building practitioner before changing them.
Structural alterations, such as removing or moving a wall that carries load, need a building consent. Design and building work on the primary structure or weathertightness of a home that needs a building consent is restricted building work, which must be carried out or supervised by a Licensed Building Practitioner unless the homeowner has an owner-builder exemption for work on their own home. Exempt or not, all building work must comply with the Building Code, and your council can confirm whether your renovation needs a consent before work starts. Our building and construction page explains how consents and licensed builders work across Wairarapa.
Renovations: common questions
Do I need a building consent to renovate my kitchen or bathroom?
Not always. Replacing fixtures or remodelling within the same room, with the plumbing done by an authorised person, is usually exempt. Adding a new bathroom or ensuite needs a consent, and changing the structure usually does. The kitchen and bathroom sections above explain the examples building.govt.nz gives.
Does the plumbing need a licensed plumber?
The Plumbers, Gasfitters and Drainlayers Board advises that any plumbing, gasfitting or drainlaying work should be done by someone licensed to do it, and that you check their practising licence is current.
Can you restore an older villa?
Yes. Villa restoration is one of the four kinds of work on our own site signs, alongside new homes, kitset homes and alterations.
Can you work with my designer?
Yes. We collaborate with architects and designers, and can build from plans you already have.
