Alterations & Additions

House Alterations and Additions in Wairarapa

When your home no longer fits the way you live, an alteration or addition can give you the room you need without moving. Our qualified builders extend, rework and open up existing homes across the Wairarapa and Tararua Region.

What we can change in your home

An alteration changes the house you already have. An addition makes it bigger. Our team takes on both, from a single room extension to a second-storey addition, and from moving a wall to reworking the whole layout so the house suits the way you live now.

Alteration and addition work usually falls into a few kinds:

  • Room extensions: a new bedroom, a larger living area or extra space built out from the existing house.
  • Second-storey additions: building up rather than out, where the section or the view calls for it.
  • New layouts: opening up rooms, closing them off or changing how they connect.
  • Kitchens and bathrooms: covered on our kitchen, bathroom and house renovations page.

Alterations sit alongside new homes, kitset homes and villa restoration on our own site signs.

How an alteration comes together

  1. Initial consultation

We start by understanding your vision and requirements for the space, and by looking at the existing house the new work will join.

  2. Design and planning

We collaborate with architects and designers to create a plan that reflects your ideas and meets regulatory standards, including whether the work needs a building consent from your council.

  3. Construction

We build with precision and care, joining the new work to the old so that floor levels, roof lines, cladding and windows meet cleanly.

  4. Final touches

Every element of the project is finished to the highest standard before we hand it back to you.

Building consents for alterations

Structural building work, including additions and alterations, is on building.govt.nz's list of work that needs a building consent. The owner must apply for the consent before the building work begins, and carrying out building work that is not exempt without one is against the law.

Some alteration work is exempt. Replacing or altering a home's internal linings and its wall, ceiling and floor finishes needs no consent, although linings often provide bracing and fire resistance, so building.govt.nz recommends advice from a qualified building practitioner first. Repairs using comparable products, and replacing a building product with a comparable one in the same position, are usually exempt too. The exemption does not cover a complete or substantial replacement of something that contributes to the building's structure or fire safety, or the repair or replacement of something that has failed the Building Code's durability requirements, such as cladding that has let water in. Exempt or not, all building work must comply with the Building Code.

Design and building work on the primary structure or weathertightness of a home that needs a building consent is restricted building work, and must be carried out or supervised by a Licensed Building Practitioner, unless the homeowner has an owner-builder exemption for work on their own home. Building.govt.nz's guide to checking whether you need consents lists the common cases, and your council can confirm yours.

Joining new work to an older house

An addition has to meet the existing house cleanly. Floor levels, ceiling heights, roof pitches, cladding and window lines all need to line up, or the new part will always look added on. The new framing also has to connect properly to the old structure and its foundations.

Older homes can hold surprises once linings or cladding come off, so it is worth allowing some room in the budget and the timeline for what is found. An addition also needs foundations, and our tip truck and digger can prepare the ground for them. If your house is an older villa or cottage, our villa restoration and renovation work covers keeping its character while the house is brought up to date.

Alterations and additions: common questions

Can you build from my architect's or designer's plans?

Yes. We collaborate with architects and designers, and we are happy to build from plans you already have or to work with your designer from the start, as we do on our new builds.

Can you add a second storey to my house?

Second-storey additions are part of the alterations and additions work we do. Whether your house can take one depends on its structure and foundations, which is worked out in the design and planning stage.

Do I need a building consent?

Usually, yes. Most additions and structural alterations need one, and it has to be granted before work begins. Some small additions are exempt within set limits, such as a deck from which nobody could fall more than 1.5 metres, a carport or a porch, and so are new internal linings and finishes and like-for-like repairs. The section above on building consents for alterations explains where the line falls.

Can you do the groundwork for an addition too?

Yes. Our own tip truck and small digger can prepare the site and dig for the foundations as part of the job, so the groundwork is done with the next stage in mind.
